Project Analyst / Snr Project Analyst – Campbell River or Victoria

Primary responsibilities of this role include completing the financial setup of projects while maintaining timely, accurate and consistent project information in our systems, completing project billings and project cost forecast coordination with our project team, as well as, project reporting and analysis. Experience improving process and supporting new technology implementation is an asset.

Responsibilities:

  • Coordinating and analyzing new project budgets;
  • Preparing, analyzing and managing cashflows for development projects;
  • Preparing and processing progress draws from financing organizations and assembling required documentation for financing and cost consultant draw reports;
  • Monitoring project expenses and budgets through life cycle of project and producing monthly project reports;
  • Analyzing data and presenting results and recommendations clearly & concisely;
  • Leading or participating in value added ad hoc projects, including process improvements, implementation and analysis of KPIs and implementation of technology solutions;
  • Creating and implementing business processes with a ‘Lean Mindset’, focused on eliminating, simplifying, standardizing and automating.

Qualifications:

  • Minimum of 3 years accounting experience;
  • Construction accounting experience would be an asset;
  • Financing / banking experience would be an asset;
  • Bachelor’s Degree, preferably in Business;
  • CPA designation is an asset;
  • Advanced computer skills including MS Office and Excel;
  • Ability to make decisions and meet critical deadlines;
  • Ability to adapt and demonstrate resiliency in response to changing work demands;
  • Strong interpersonal and communication skills with the ability to work well in a team environment;

Project Manager - Campbell River

Responsibilities:

  • Recruit potential consultants, engineers, and sub-contractors in various markets where development sites are located;
  • Develop and propose development and construction budgets;
  • Tender, negotiate, and secure sub-contracts within project timelines and budgets;
  • Provide technical information to employees and subcontractors ensuring projects are delivered in scope and in accordance with standards, codes, specifications and design instructions;
  • Identify, mitigate, and manage project risks across multiple projects concurrently;
  • Foster excellent collaboration within the overall project team;
  • Support the project team in solving construction issues in time sensitive and urgent situations;
  • Understand and perform efficient and effective document control functions including tracking and issuing RFIs, submittals, contracts, and change orders;
  • Develop, implement, and monitor development and construction schedules;
  • Deliver projects in scope, on time, and on budget.

Qualifications:

  • Degree or diploma in Planning, Architecture, or Engineering or certification/registration in a relevant professional discipline;
  • Construction safety certification would be an asset;
  • 5-7 years minimum experience in a Project Management position, preferably in a multi-family construction environment;
  • Advanced computer skills including intermediate to advanced knowledge of MS Office and Excel;
  • Ability to make decisions and meet critical deadlines, providing advice and direction to construction sites;

The Property Manager provides critical hands-on leadership in a residential rental building. Responsibilities include maintaining overall performance of the property by maximizing profitability, and managing within corporate standards and established operational and budgetary objectives. This includes effective marketing, efficient administration, expense control, income maximization, physical maintenance of the building and surrounding property as well as overseeing the daily management and training of support staff. This position is required to work flexible hours including some weekends and month end.

Responsibilities:

  • Foster a friendly and professional environment for residents, prospects, service providers and contractors, while maintaining a high level of customer service;
  • Ensure resident issues and service requests are addressed within 24 hours;
  • Show available suites to prospective residents and maintain unit rental levels;
  • Oversee the leasing process, negotiating lease renewals in conjunction with established targets;
  • Renting of units in the building and oversee the leasing process and collection of rent payments and deposits;
  • Schedule move ins and outs and process all associated documentation;

Siding Installer – Comox Valley

  • Complete exterior finishing including installing panel and lap siding, soffits, flashing, rain screen and peel n stick;
  • Perform a range of construction related tasks as assigned;
  • Assist in various construction labour activities maintaining quality control;

  • Assist subtrades when needed and as required.

Qualifications:

  • Previous experience working in construction, with various hand and power tools is required;
  • Previous carpentry and siding installation experience is required;

  • First Aid, Aerial Platform and Fall Arrest training are assets;

Responsibilities:

  • Set up new and maintain existing vendor information;
