Superintendent

In accordance with the Vision, Mission, and Core Values of WestUrban Developments Ltd. the Superintendent oversees the entire construction process, on site, from preconstruction planning to completion, while under the general direction of the Construction Manager. The Superintendent is responsible to create and maintain project momentum while overseeing all scheduling, quality control, safety, staff and sub-contractor relationship management. This position is an important part of the WestUrban project team, responsible to support overall project requirements, while leading people as effectively as leading construction activities.

Responsibilities:

  • Oversee and manage the construction site and team from initiation to hand over on project completion. This includes initial site opening such as site office set up, access, and fencing;
    Multisite management when required;
  • Understand and provide expertise in all aspects of the construction process. Civil, Concrete, Framing, Building Systems (Fire Protection, HVAC, Plumbing & Electrical), Finishing, Inspections, and close-out;
  • Develop a thorough understanding of plans and specifications, work schedules, delivery targets and procedures related to change orders, claims and costing;
  • Prepare Estimates and shop drawings as required;
  • Demonstrate excellent communication skills with site staff, sub-trades, consultants, engineers and regional authorities, while maintaining a strong presence and involvement in all site activities;
  • Assist the Project Manager and Construction Manager in developing and maintaining the construction schedule and site management plan, documents and reporting. Provide weekly schedule updates in order to maintain production with-in budget;
  • Establish and maintain quality control measures;
  • Manage relationships with all sub-contractors, identify any scope of work issues and implement measures to proactively address emerging quality issues.
  • Collaborate with Project Manager to manage all required municipal, provincial and consultant inspections;
  • Collaborate and Work with Construction Manger to streamline and follow WestUrban’s construction processes;
  • With the guidance and assistance of WestUrban’s Safety Manager, ensure a safe and healthy work environment for all personnel on site. Monitor safety performance, and oversee compliance with WorkSafeBC and BC Workplace Safety standards
  • Before assigning work, recognize hazards and provide guidance to employees and contractors on how to work in a more safe and efficient manner, correcting unsafe acts immediately
  • Review documents and drawings for accuracy and constructability

Qualifications:

  • Minimum of 10 years construction Superintendent experience with 5 years of staff supervisory experience;
  • Construction or Carpentry Technical Diploma, Trade Certification and/or equivalent training or experience;
  • Trade background with progressive experience in general contracting;
  • An advanced understanding of the BC Building Code;
  • Advanced knowledge of construction technology, methods, equipment, tools, procedures, scheduling and cost control;
  • Demonstrated competence in the areas of safety, people management, project execution, cost control, quality, and administration;
  • Previous experience working in a multi-family residential construction environment is an asset;
  • Proven experience managing projects according to plan, schedule and budget;
  • Valid First Aid certification is an asset, level 2 preferred;
  • A valid driver’s license is required;
  • A positive attitude and ability to build a constructive team environment on the work site;

Project Coordinator

The Project Coordinator works closely with Project Manager(s) to support administration for a number of projects, which may vary in size. They are responsible for helping the Project Manager track and report project performance, in areas such as budget, schedule, quality and overall project status. When projects begin, they will assist in development of the initial schedule for construction activities, outlining requirements such as labour, materials and equipment.

Responsibilities:

  • Manages communication flow between office, consultants, subcontractors and site staff;
  • Assists in monitoring labor hours and labor costs;
  • Participates in project costing and producing project reports;
  • Liaises with architects, consulting engineers, subcontractors, and suppliers regarding the contract, change notices, design revisions, etc.;
  • Reviews bid package blueprints and shop drawings;
  • Assists in preparing forecasts and other financial reports;
  • Tracks actual costs against the estimate and gather information vital to developing project forecasts;
  • Updates work schedules on a weekly basis;
  • Supports preparation of subcontracts and purchase orders. (ROAS);
  • Identifies possible improvements to processes and supports field operations;
  • Maintains excellent relationships with field staff, subcontractors, consultants, designers and clients.

Qualifications:

  • Minimum of 1 to 3 years experience as a Project Coordinator in the construction industry;
  • A University Degree/Technology Diploma in Construction Project Management, Architectural Technology, Civil Engineering, or a combination of education and industry experience;
  • Attention to detail and a high degree of accuracy;
  • Demonstrate strong leadership, interpersonal, and communication skills;
  • Ability to prioritize workloads and utilize planning & time management skills to adhere to strict deadlines;
  • Understanding of construction and its phases from project start up through to completion;
  • Multi family residential construction/wood framing experience is an asset.

The Senior Associate works closely with the Vice President of Development Finance to facilitate all of WestUrban’s project financing needs throughout the project development and construction lifecycle; from land acquisition, to construction, and subsequent stabilized asset takeout, all while managing disbursements for roughly 1,400 doors in progress, at any given time.

Responsibilities:

  • Supports active marketing and business development activities, to establish new lending relationships, in order to meet the organization’s financing needs, as we continue to grow;
  • Provides support and direction to WestUrban Development’s lenders; strengthening existing lending relationships, while helping to build new debt financing sources, as WestUrban expands into new markets;
  • Ensures that all debtor conditions to funding are in place by supporting the VP Development Financing and working cross-functionally with different WestUrban departments, translating to a smooth, on-time funding;
  • Works closely with the administration team in the funding of all assigned loans and ensures all data bases are up to date, accurate and readily available. Regular maintenance of debt, equity and progress spreadsheets and reports;
  • Manages the Development Financing team’s in-house data, executive and cross-functional reporting requirements;
  • Oversees management for loans; which includes providing support for the processing of the initial loan advance and ongoing monthly progress draws by reviewing the cost consultant reports and ensuring all pre-funding and any ongoing conditions have been satisfied as per the terms of the approval of our lenders;
  • Reports any loans operating outside the approved loan parameters, of our lenders, outlining the status of the loan and recommended course of action;
  • Prepares and recommends loan amendments, to the VP Development Finance and CFO, throughout the life of a loan as a result of changes to the project budget, security, market conditions and/or the financial strength and liquidity of the project;
  • Monitors maturing loans to ensure loan renewals are prepared and submitted on a timely basis, to our lenders;
  • Prepares financial modeling and analysis of development projects;
  • Monitors and analyze monthly project costs against budget for financial performance and risk assessment;
  • Ensures accurate monthly project reporting and dashboards, tracking status, costs incurred to date and to completion;

Qualifications:

  • Minimum of 2 years of construction lending experience, or demonstrated real estate finance experience; from the lender, underwriter, borrower or broker’s perspective;
  • A University Degree/Diploma in Finance or Business, or a comparable combination of education and industry experience;
  • Attention to detail with a high degree of accuracy, and takes responsibility for own actions;
  • Strong Analytical and problem-solving ability;
  • Highly proficient in MS Word, Excel and PowerPoint;
  • Ability to demonstrate initiative and confidence with decision making;
  • Strong customer service orientation with business development and/or negotiation experience;
  • Demonstrated leadership, relationship building, and communication skills;
  • Ability to prioritize workloads and utilize planning & time management skills to adhere to strict deadlines in a fast-paced environment;
  • Self motivated with the ability to work both independently and collaboratively in a team environment;
  • Understanding of construction and its phases from project start up through to completion;
  • CMHC underwriting or analysis is considered an asset;
  • In-depth knowledge of the purpose-built apartment rental asset class and lifecycle is considered an asset.

The Purchaser works closely with the project management, construction and purchasing teams, during project planning and delivery; to ensure cost, quality and availability meets changing project requirements. They work collaboratively to manage the supply chain for all materials required, negotiate purchase orders and contracts with new and existing vendors, and ensure that WestUrban obtains the best value from all purchased materials and services.

Responsibilities:

  • Coordinate all activities related to ensuring a constant supply of materials and services for projects including, equipment, tools, materials, parts and supplies;
  • Work closely with Project Manager requests to obtain and recommend product and service information;
  • Analyze drawing and specifications; providing clear detailed quantity take offs;
  • Evaluate and recommend potential vendors based on price, material quality, logistics efficiency, and future potential;
  • Build new, and manage existing vendor relationships, ensuring contracts are negotiated and updated as required;
  • Issue and manage purchase orders for approved requisitions and contracts, requesting quotes and negotiating pricing with vendors;
  • Maintain and review records of materials purchased, costs, deliveries, product performance, inventories and revisions; ensuring that all documentation is accessible and organized;
  • Provide up to date costing, both incoming and replacement for preparation of price lists, quotations and contracts;
  • Develop and implement plans for surplus inventory, short supply situations and special customer requirements;
  • Set inventory turns, develop short and long-term plans to ensure inventory meets sales requirements;
  • Partner with Accounts Payable to ensure timely set up of new vendors and to resolve all outstanding payment issues in order to prevent delays in product delivery;
  • Oversee any communication with customs brokers ensuring customs compliance and duty documentation is current, including updating shipment status, arrival notices, and entry documentation;
  • Perform quality control audits on materials received and reconcile any shipping and receiving errors;
  • Attend meetings, trade shows, and conferences to learn about new trends construction industry and to make contacts with potential new vendors suppliers;
  • Collaborate to identify innovative approaches to improve product quality and increase purchasing efficiency.

Qualifications:

  • Has a minimum of 3 years purchasing experience within the construction industry, ideally with multi-story wood construction experience;
  • A Certified Professional Purchaser (CPP) accreditation is an asset;
  • Intermediate knowledge of MS Office, Excel and CAD programs, as well as Enterprise Resource Planning (ERP) systems such as Spectrum;
  • Self-motivated with a positive attitude and a results-oriented approach;
  • Clear and effective written and spoken communication skills, with a strength in negotiation;

The successful candidates will be responsible for leading the execution of multiple residential and mixed-use development projects in British Columbia and across western Canada. These individuals will be responsible for successfully bringing the projects through design development and municipal approvals, while maintaining schedule, budgets, and project profitability. We are looking for someone who is knowledgeable about the development process, capable of managing large complex projects and passionate about real estate.

The successful candidate for this position will report to the Director of Development and must be a results-oriented, motivated self-starter with a high degree of initiative, comfortable in working in fast paced-environment and able handle multiple projects and timelines.

Responsibilities:

  • Assist in site evaluation and acquisition, including site feasibility, conceptual design, proforma analysis.
  • Contribute towards project concept and design.
  • Assemble and manage the design and professional consultants required to prepare project applications for municipal approvals process.
  • Liaise with City Staff and Council to facilitate rezoning and development applications.
  • Stay current on market trends, market conditions and the local competition in the condominium/rental market.
  • Manage and participate in community engagement and stakeholder process as required.
  • Work independently to manage project schedules to ensure milestones are achieved in a timely fashion.
  • Additional responsibilities and duties may be required to successfully perform this role.

Qualifications:

  • Relevant post-secondary education such as Architecture, Planning, Engineering or Construction supported with education in Real Estate or Urban Land Economics;
  • Five (5+) years of experience in multi-family residential development on multi-phased projects;
  • Knowledge of design, construction and infrastructure would be an asset;
  • Possess a strong understanding of the OCPs and zoning bylaws and municipal approve processes;
  • An understanding of concrete and wood-frame construction is an asset;
  • Possess strong computer skills including Word, Excel, Power Point;
  • Possess strong work ethic and attention to detail;
  • Excellent problem-solving skills and ability to balance multiple perspectives;
